Welcome to Cindy Behind the Gates, my new series exploring some of the Coachella Valley's country club and gated communities — one community at a time.
After decades in real estate, I've learned that choosing a desert home isn't just about bedrooms, bathrooms and square footage. It's about finding the community and lifestyle that feel right for you.
Today, we're going behind the gates at Cathedral Canyon Country Club in Cathedral City.
A Classic Desert Country Club Community
Cathedral Canyon Country Club is an established gated residential community that was developed primarily from the mid-1970s through the 1980s.
One thing prospective buyers should understand is that Cathedral Canyon isn't simply one homeowners association. The development consists of 17 phases with separate condominium associations, so HOA fees, amenities and responsibilities can vary depending on where a property is located.
That's one reason it's important to look beyond the listing price when comparing homes here.

Golf With Mountain Views
Golf is a centerpiece of the Cathedral Canyon lifestyle.
The course was designed by Southern California golf course architect David Rainville and Hall of Fame golfer Billy Casper. The setting incorporates rolling terrain, mature tree-lined fairways, lakes, bunkers and beautiful views toward the San Jacinto Mountains.
The golf facilities also include practice areas, a putting green, golf shop and instruction opportunities.
An interesting feature for homeowners who enjoy golf but don't necessarily want a private-club commitment is that the golf facilities are open to the public.
More Than Golf
Cathedral Canyon also offers a tennis component, and individual residential associations have their own amenities.
Depending on the particular HOA and location within the development, residents may have access to community pools and spas. Because the community contains multiple associations, buyers should always investigate the specific amenities, HOA dues, rules and responsibilities associated with the property they're considering.

Why Buyers Consider Cathedral Canyon
For buyers who like established desert communities, Cathedral Canyon offers an appealing combination: mature landscaping, golf-course surroundings, mountain views and a central Cathedral City location convenient to neighboring Palm Springs and Rancho Mirage.
The homes also represent an interesting alternative for buyers who want a country club atmosphere without necessarily choosing one of the valley's newer or more expensive private golf communities.
What I like about Cathedral Canyon is that you need to understand the community before you understand the real estate.

Cindy's Take
Two homes that appear similar online can be located in different associations, have different fees, different amenities and even different considerations when it comes time to sell.
That's where local knowledge matters.
If you're considering buying or selling in Cathedral Canyon Country Club, I'm happy to help you look beyond the online estimate and understand what today's market is actually saying about your property.
